3Co.im was founded by Julia Erskine in 2019 to meet the growing demand for energy-efficient homes on the Isle of Man, driven by evolving Building Regulations that mandate improved energy standards in new constructions.

In 2019, the Chief Minister declared a “climate change emergency,” enacting laws to enhance energy efficiency across all new buildings to reduce the built environment’s impact on climate change and foster sustainability within the local community.

During this period, there was a need for clear guidance on compliance with these new standards, emphasising high-performance building fabrics (insulation, airtightness, etc.), low-carbon technologies (such as air source heat pumps), and renewable energy sources (such as solar PV).

Julia Erskine holds an MSc in Real Estate and is a certified On Construction and Domestic Energy Assessor with Elmhurst Energy, as well as a qualified ESOS Lead Assessor.
